When do you need planning permission?
Planning permission is required on a temporary building that will be in use for longer than 4 weeks. Whilst this is the case for most temporary structures, buildings such as filming studios may only be operational for a couple of weeks at a time.
Where your temporary structure is located must also be considered. You will require planning permission if your structure is built within 5 metres of your site boundary.
Furthermore, any temporary structure with a floor space larger than 200m2 will require permission. The temporary building’s volume must also be less than 25% of the existing building if there is one, and it must be lower than 25% of the area of your entire site to avoid permission.
Additionally, you will need planning permission if the temporary structure alters the external appearance of your building, or if impacts parking or access.
How to apply for planning permission for temporary buildings?
Applying for planning permission for a temporary building is a similar process to applying for a permanent structure. It is important to take enough time to apply for permission before you wish to start building.
It’s also best to submit the application with enough time before you wish to start building. A planning application usually takes around 8 to 12 weeks, so factor that into your overall timescale.
To get planning permission for your temporary structure you should contact your local planning authority (LPA) before submitting the application. Here you can arrange an appointment to go over the details of your build, so make sure you have all the information on hand. It’s best to know things like how the building will affect the surrounding areas, how it will impact parking and access and whether or not extra infrastructure will be necessary.
You should also know dimensions such as floor size, height and layout. By arranging an appointment beforehand, you are cutting down the likelihood of hitting any problems during the application process, which will help to speed up the whole process.
